Upper Brook Street is a major purpose built student accommodation development located on one of Manchester’s primary arterial routes, close to the city centre and the Oxford Road education corridor. Delivered by McLaren, the scheme forms part of the continued regeneration and densification of this key student and residential area.

The development comprises reinforced concrete substructure and superstructure works supporting a multi-storey accommodation building with extensive amenity spaces and active ground floor frontage. The project’s scale, prominent location, and proximity to neighbouring properties and live highways demanded a high level of planning, coordination, and engineering control throughout delivery.

CHALLENGES / SUCCESSES

The Upper Brook Street project combined the challenges of a tight urban site with the demands of a programme driven, high volume residential structure.

Construction was undertaken on a constrained city centre plot with limited access and laydown space, requiring disciplined logistics planning, just-in-time deliveries, and carefully sequenced concrete operations.
The reinforced concrete frame included transfer structures, repeated floor plates, and vertically stacked load paths that required precise setting out, consistent quality control, and efficient cycle times to maintain the programme.
Simultaneous activities across cores, slabs, and vertical elements required close coordination between trades, crane operations, and temporary works to maintain safe and productive work fronts.
Programme certainty was achieved through collaborative planning with McLaren, enabling efficient pour sequencing, reliable material supply, and early issue resolution to avoid downstream delays.

Through proactive planning, strong site management, and close collaboration with McLaren and the wider project team, the structure provides a robust platform for the accommodation development and contributes positively to Manchester’s evolving urban landscape.
