SQUARE GARDENS

MPB Structures delivered the reinforced concrete frame for Square Gardens, a landmark 830,000 sq. ft co-living development within Manchester’s First Street district.

Spread across three state of the art buildings and rising to a signature 45 storey tower, the scheme provided 2,224 high quality rental apartments supported by extensive shared amenity spaces, with stepped building heights from 10 to 45 storeys create a dynamic skyline, while the development also incorporated a new public square, restaurants, leisure facilities, co working areas, and generous landscaped open space.

CHALLENGES / SUCCESSES

The project required a highly coordinated approach to safely and efficiently deliver the large scale RC superstructure.

  • Delivering vertical progression at significant height demanded precise planning of pour cycles, safe working platforms, and disciplined crane and hoist coordination.
  • Restricted access and limited lay down areas required careful scheduling of concrete deliveries, reinforcement, and formwork movements to maintain programme momentum.
  • Constructing three buildings of varying heights simultaneously introduced complex sequencing interfaces, requiring robust communication between work zones to prevent delays.
  • Integrating large communal spaces—such as leisure areas, dining spaces, and co working floors—created congested reinforcement zones and variable slab geometries, demanding meticulous detailing and accuracy.

Through careful planning, technical expertise, and seamless coordination with the wider delivery team, MPB Structures successfully completed a complex, multi-tower reinforced concrete frame that underpins one of Manchester’s most ambitious co living developments, setting a new benchmark in large scale residential construction.
